Factors Affecting House Prices in Kensington

Factors Affecting House Prices in Kensington

There are a number of things that determine the price of houses in Kensington. Before you purchase a home, it is important to consider these factors especially if you are looking to save. Understanding how the factors bring about volatility in house prices will help you know the right time to purchase.

Some of the factors that affect Kensington house prices include:

a) Economic Growth and Real income
Real income refers to the amount of money a person has for use. With a growth in economy, the real income of a person increases and in turn, his spending power rises. People have money to spend and will want to buy homes. This leads to a high demand of homes and if the supply is also high, the prices fall.

Therefore, buying a home during an economic boom is better than during a recession.

b) Bank Interest Rates
The prevailing interest rates in UK also affect Kensington house prices. This is because mortgage repayments make a big part of the home buyer’s monthly spending. An increase in the rates leads to a subsequent increase in the cost of mortgages and thus few people can buy homes.

The best time to look for a home is when the interest rates are stable and at the low end. This means you can secure a mortgage at lower rates and thus your house expenditure will be affordable.

c) Consumer Confidence
If people are confident with the economy, they are more willing to take mortgages to buy homes and this leads to an increase in demand. Other factors that consumer consider before purchasing a home include the security of the neighbourhood, expected land value after a number of years, inflation, price of rented accommodation, price of similar homes in the neighbourhood, speculation among others.

d) Availability of Homes for Sale
When there are many houses available for sale but few buyers, the prices will fall and vice-versa. Some of the things that may affect the availability of houses include the cost of building materials, availability of planning permission, change in local government building legislation, demographic factors among others.

e) Availability of Mortgage Financing
A few decades ago, financing was restricted and there were few mortgage products for the average UK citizen. However, the last decade has witnessed increased competition and introduction of diverse mortgage products with the deregulation of the banking sector. Many people earning regular income can access mortgage easily and this has led to an increase in the demand for houses.

The above are some of the factors that affect housing prices in the UK.

Your Choice for Moving

You have made plans to move and now you are looking at all your stuff and wondering where to begin. There is no need to panic when you have a plan to help you organize it all. The first step is finding a removal company to transport your things to your new home.  You can search online and find a long list to choose from.
People who are in the Central London area or in Brighton, Hove or Crawley can check into a local moving business called Man With A Van Brighton.  This is a cheaper way to go since you will not need what the large moving companies offer.   The professional moving company can take care of large and international moves from beginning to end.
As you begin to go through what you own, sell or toss out those things you will not take with you and eat as much of the food in your fridge as you can.  About two days before you move, empty all the food from your freezer so that it can defrost. Packing all your belongings takes more time than most people realize and so for this reason starting early is a good idea.

High value, high stakes

High value, high stakes

We all like nice things. And many nice things come at a price. You don’t really think about this, or like to think about it, but if anything happens to those nice things it’ll be very hard to replace them.

The internet brought along a lot of good things, among them the possibility to purchase a lot of nice things from all over the World without actually having to physically go there and bringing them back home. And when you are shipping said high value object you take on a specific transportation insurance to make sure you’re compensated in the eventuality that something happens to it as it moves from the seller to your house. But once it’s in your house, what is keeping it protected?

Contents insurance is usually what people take to protect the valuable and not so valuable objects in their house. This is, of course, a great solution. Just having your house, the building, covered by insurance really isn’t enough on the eventuality of an accident or disaster striking it, because alongside the costs for repairing the house or moving to a new one, there are the costs of buying new appliances, furniture, electronic devices, entertaining or work-related, and decoration objects.

But a mere home contents insurance policy may not be enough to cover the more high value objects that you own. You would be surprised to hear that insurance companies, when let on their own, seriously undervalue things like works of art of expensive gadgets. You’d be left on the losing side if you trusted on a simple contents insurance to protect all of that. For this and other reasons you should carefully consider either getting a premium house contents insurance or a specific insurance just for your expensive, high value items. Of course, in the end, you should pick the option that’s more financially sound, but don’t necessarily assume that just because you’re taking on a “luxury” insurance you’ll have to pay a lot more. If you have a good security system, for example, and a clean insurance history a good insurance company will have no problem in giving you a moderately priced insurance policy. After all, people get nice things because they like them and want to keep them, possibly collect them. And insurance companies know this, and know that before simply dismissing them as something that “in insured” and therefore you don’t have to care so much about, you will take all the necessary steps to keep them safe and in good shape.

Voluntary recall won’t avoid lawsuit

Voluntary recall won’t avoid lawsuit

When we’re children and we try to make amends for our mistakes our parents tend to see it as we having learned our lesson and forgive us. But that doesn’t work in the cut throat world of finance.

You may have heard about the DePuy lawsuit that is bound to cost the company millions if not billions of dollars in compensation fees. The company produced a hip replacement device that was not of sufficient quality and it failed early, while also aggravating the patient’s health condition. It was stressed that the company probably knew about this situation before a third party investigation team warned them, and the press, of this – which caused a rise of criticism against the company.

But what is ironic in all of this is that the company had decided not to continue producing this device anymore. Although they might have not been aware that the design flaws were that bad, they were aware that the device wasn’t the best possible solution, and were discontinuing it and applying the money into research. They are studying the use of new materials and better ways of making sure that the device’s life span is longer than the average of fifteen years. Also, the recall of the products was not ordered by any government agency, like it is announced in some articles in the media and the World Wide Web. Truth is, the company voluntarily decided to pull the devices out of the market, much like their parent company, Johnson & Johnson, did with the children products recall early this year. Of course, none of this is to say that they are not to blame, and it will not get them away from the lawsuit.

Renting Furnished Apartments

For both the tenant, and the landlord, renting a furnished apartment is very different from an empty one. With all of the contents inside, that of which were not bought or paid for by the tenant, the question is: who includes it in their insurance policy? Both insurance for tenants, and Landlord Insurance will have policies specifically for furnishings in rented property. Depending on the situation, one of the following will occur:

First option is the landlord will include the items in their own insurance policy. Every other item in the apartment will be the responsibility of the tenant, and their own insurance coverage. This ensures that your property will be covered in the event that the tenant causes damages, or if they are lost due to theft. Including your furnishings will be up to you, depending on what level coverage you prefer.

Second option is the landlord will ask the tenant to include the furnishings in their own contents insurance policy, in addition to their own belongings. This puts the tenant financially responsible for any damages or losses that may occur in regards to the landlord’s items inside the property. Rental contracts should specify this responsibility to the tenant, and the tenant will have to receive insurance coverage accordingly.

Road Traffic Compensation

If you were a victim of a road traffic accident then you will probably be filing a compensation claim. But before you can do that, there are some things you need to know.  First of all, you must know the law.  The law states that you must meet two criteria before you are eligible to do this.

The first one is that the accident must have caused you personal injury, like bodily injury of some sort. the second is that this accident was not caused by something that you did.  This means that the accident was not your fault. If you were partly or totally at fault, then you cannot file for compensation.  If you meet these criteria, then your next step would be to find a solicitor who works with the no win no fee agreement.

This agreement, also called the Conditional Fee Agreement, will give you legal representation with no up-front cost to you. If your case is won, then the other party will be paying the fees to the solicitor and you will get your medical compensation.  You will be required to show proof that supports your claim to get the road traffic compensation.  This proof will show that you are not at fault and that your did sustain an injury or injuries because of it.
